Before you ask

Questions people ask

Will removing spray foam damage my roof?

Done carefully, no. The bigger risk is what the foam may already be hiding. Once it is off we can see the timbers and felt, and if anything needs repairing we show you photos before doing it.

Is closed-cell foam harder to take out than open-cell?

Yes. Closed-cell foam sets hard and grips the timbers, so it takes longer than softer open-cell foam. We'll tell you which you have when we inspect, and the quote will reflect it.

Can you give me something to show my buyer or lender?

You get photos of the cleared roof space and our written company guarantee for the work, which you can pass to your buyer, surveyor or lender.

Ready when you are

It takes about 30 seconds to ask, and you are not committing to anything.

More about spray foam removal in Milton Keynes

Spray foam was sold to a lot of homeowners as a quick way to insulate a loft or hold a tired roof together. Many now find it gets in the way when they come to sell or remortgage. A buyer's surveyor cannot see the rafters through it, and many lenders will not lend until it is gone. We remove it properly, and we cover all of Milton Keynes from Bedford, about 20 miles away.

Why it causes problems

  • It hides the condition of rafters, battens and the underside of the tiles
  • It can trap moisture against timber, which can lead to rot out of sight
  • Closed-cell foam sets rigid and bonds hard to felt and timber
  • It makes future roof repairs harder, because tiles and battens are stuck in place

How we remove it

  1. Inspection. We look at the type of foam, how far it runs and whether cables, pipes or solar wiring are in the way.
  2. Written quote. Everything itemised, including any other trades needed.
  3. Removal. We cut and scrape the foam off the rafters and felt by hand, bag it and take it away.
  4. Check the roof. With the foam gone we can see the timbers and felt, and we photograph them for you and your surveyor.
  5. Clean up. The loft is left clean and ready for proper insulation.

Solar panels and other trades

If your panels are wired through the loft, we arrange an electrician to disconnect them safely and reconnect them afterwards. One customer whose sale was held up by spray foam told us the surveyor who came afterwards commented on the quality of the job. That is the standard we work to: a loft that passes a close look.

If someone has already had a go

We have been called in to finish removals that another firm left half done. If yours has been partly cleared, we look at what is left and quote to finish it.

Insulating afterwards

With the foam out, insulation goes back at ceiling level, topped up to 300mm or more, so the roof space is ventilated the way it was designed to be.
