Before you ask
Questions people ask
Will spray foam stop me selling my house?
It can make it harder. Some lenders will not lend on a house with spray foam in the roof, and surveyors may ask for a specialist report. Ask your buyer's lender what they need. If they want it removed, we remove it and give you photos of the finished loft.
Do I have to remove my spray foam?
Not always. It depends on your lender, your plans and the state of the roof. Be wary of cold-callers who say it must come out. We will give you an honest view after looking in the loft.
Will my house be mortgageable once the foam is removed?
We cannot speak for any lender, because each sets its own rules. What we can do is remove the foam fully, leave the timbers on show, and give you photos so the surveyor can see the roof is sound.
What happens to my solar panels?
We arrange an electrician to disconnect them safely before we start and reconnect them when we have finished.
Another company removed my foam but I am not sure they finished. Can you check?
Yes. We have found foam left under insulation and torn felt after other firms' removals. We will look, take photos and tell you what is left to do.

More about spray foam removal
Spray foam removed properly, so your house can be surveyed
Spray foam under a roof can cause trouble when you come to sell or remortgage. Lenders each set their own policy. Some will not lend on a house with spray foam in the loft, and a surveyor who finds it may mark the value down or ask for a specialist report. The main worry is simple: foam stuck to the underside of a roof hides the timbers, so nobody can see whether they are sound.
We are honest about this. Not every house with spray foam has to have it taken out, and you should be wary of anyone who cold-calls to tell you it does. Ask your lender or your buyer's surveyor what they need. If the answer is that the foam must go, we remove it properly and leave the roof in a state any surveyor can check.
What's included
A clear written quote first
We look in the loft, find out how the foam was applied and whether it is stuck to the felt, and put everything in writing.
Solar panels made safe
If your roof has solar panels, we arrange an electrician to disconnect them safely before work starts and reconnect them after.
Cutting out the foam
The foam is cut out from between the rafters, bagged straight away and taken off site. Where it was sprayed onto the felt, the felt has to come out with it.
Timbers cleaned back and treated
Once the foam is out, the rafters are cleaned back and treated so they can be seen and judged.
New membrane and battens
Where the felt has gone, we fit a new breathable membrane, such as TLX Gold, on treated battens and counter-battens, and put the roof covering back.
Loft insulation topped up
The heat the foam was meant to hold in is kept in a better way: loft insulation laid to 300mm or more.
Photos for your surveyor
We photograph the loft before, during and after, so your surveyor and lender can see the work. One surveyor who came after a removal commented on the quality of the job.
How the job runs
