Then leave it with us

We do the hard part

  • Cutting the foam out of the rafters and bagging every bit of it
  • Sanding, cleaning and treating the timbers it was stuck to
  • Arranging an electrician if solar panels need disconnecting

Before you ask

Questions people ask

I'm buying a house with spray foam. Can you look before I exchange?

If the seller agrees to let us in, yes. We'll photograph the foam and give a written price for removing it, which can help when you talk to the seller and your lender.

Is there anything I need to do before you arrive?

Clear anything stored in the loft if you can, and make sure we can get to the hatch. If that is difficult, tell us and we will help.

Can you remove foam from just one part of the roof?

We can, but surveyors and lenders usually want to see all the timbers, so it's normally best to remove it from the whole roof. We'll advise when we see it.

Ready when you are

It takes about 30 seconds to ask, and you are not committing to anything.

More about spray foam removal in Huntingdon

Buying or selling with foam in the loft

Spray foam tends to come to light at the worst moment: halfway through a sale. A buyer's surveyor spots it, the lender gets nervous and everything stalls. If you're selling a Huntingdon house with foam in the loft, or you're buying one and want to know what you're taking on, we can look, photograph it and give you a written price for taking it out.

We've done exactly this for a homeowner whose sale was held up by foam. Afterwards, the surveyor singled out the quality of the work.

What we need to see

  • How much of the roof is covered, and where
  • Whether it's soft open-cell foam or hard closed-cell foam
  • Whether there's felt behind it or it's stuck to the back of the tiles
  • Solar panels, cables, tanks or anything else in the way
  • How easy the loft hatch and boarding make it to work up there

How the work goes

  1. You get a clear written quote, with photos of what we found.
  2. If you have solar panels, we arrange an electrician to disconnect them safely.
  3. The foam is cut and scraped off the rafters and battens by hand.
  4. It's bagged up and taken away with us.
  5. We photograph the bare timbers for your records.
  6. The panels are reconnected and the loft is left clean.

Solar panels and wiring

Lofts with solar panels need extra care, because the cables run through the roof space. That's why we bring in an electrician to make them safe first and reconnect them at the end. It's arranged by us and shown on the quote.

What you have at the end

  • A loft clear of foam
  • Photos of the timbers to show a surveyor, buyer or lender
  • A plain explanation of anything we found that needs attention
  • The option of loft insulation topped up to 300mm or more

If the foam was hiding failed felt or a rotten batten, you'll see it in the photos and get a separate price. Nothing extra is done unless you agree.

Once the foam has gone and the photos are taken, we can put back ordinary loft insulation between and over the joists, so the house keeps its warmth and the roof timbers stay open to the air where a surveyor can see them.
