Before you ask
Questions people ask
Do you charge to come and look at a repair in Milton Keynes?
The quote is free. We look at the roof, show you photos of the fault and give you a written price before any work starts.
Should I replace my mortar verges with a dry verge?
If the mortar has failed along most of the gable, a dry verge system is usually the better long-term fix because there is no mortar left to crack. If it is one or two tiles, rebedding is fine. We will tell you which yours needs.
Can you come out at night for a leak?
Yes. We offer a 24-hour call-out for leaks and storm damage. Ring 01234 634 016, tell us what is happening, and we will tell you straight whether it needs someone tonight or can be made safe first thing.
Ready when you are
It takes about 30 seconds to ask, and you are not committing to anything.
More about roof repairs in Milton Keynes
A lot of the calls we get start with "it's probably nothing". Sometimes it is a single slipped tile. Sometimes the damp patch on the landing ceiling is the first sign of felt that has given up. Either way, the honest answer comes from looking, so we get up there, take photos of what we find and show you before we talk about cost.
The repairs we see most across Milton Keynes
Mortar verges letting go
Many 1970s and 1980s estates were finished with mortar-bedded verges at the gable ends. After decades of frost the mortar cracks and drops out, and the edge tiles start to lift. We rebed them on new undercloak, or switch to a dry verge system that has no mortar to fail.
Slipped concrete tiles
Interlocking concrete tiles are heavy and hard-wearing, but when a nail rusts or a batten softens they slide. One out of place lets rain straight onto the felt beneath.
Sagging felt at the eaves
Old bitumen felt sags into the gutter, rots and lets water run behind the fascia. Opening up the bottom course, renewing the felt and fitting an eaves support tray is often all it needs.
Slate in the older towns
Milton Keynes grew around older places such as Wolverton and Stony Stratford, where Victorian terraces carry slate, chimneys and lead. Slipped slates and tired flashing there call for a different approach from a modern estate roof.
A repair when a repair will do
We will not turn a small fault into a big job. One customer rang us at teatime about a leak and we were out the next day. The fix was about a metre of roof opened along the bottom, new felt and an eaves support tray, not a new roof. For small repairs we often work from our own tower scaffold, so you are not paying for full scaffolding to sort a few tiles.
When it cannot wait
For leaks and storm damage we run a 24-hour call-out. Milton Keynes is about 20 miles from us down the A421, so we can get across, make the roof safe, then come back and repair it properly once the weather allows.
