How often should a Milton Keynes roof be cleaned?
It depends on shade and trees. Some roofs need doing every few years, others rarely. A light film of moss is not a problem on its own; it is the thick cushions that lift tiles and block gutters that need removing.
Will cleaning make my concrete tiles look new?
Cleaner, yes. New, no. Hand-scraping removes moss without stripping the surface, so the tiles keep the protection they have. Jet washing can make tiles look brighter for a while, but only by wearing that surface away.
Do I need to be at home while you clean the roof?
Not necessarily. As long as we can reach the roof and the gutters, we can get on. We show you the photos afterwards, and you only pay for what was agreed on the quote.

Here is the one thing we will not do to your roof: point a jet washer at it. High pressure water cracks tiles, strips the surface from concrete tiles and drives water up under the laps and into the felt. We have replaced tiles broken by other firms' jet washers. Why moss does so well here
The concrete interlocking tiles on so many 1970s and 1980s houses across the city have a rough face that holds water and gives moss an easy start. Add shade from the trees and green spaces that run between the estates, and a north-facing slope can turn green within a few years. Left alone, moss holds water against the tiles, lifts them at the laps and washes down to block gutters and downpipes.
How we clean a roof
- Look first. We check for slipped, cracked or loose tiles before anyone works across the roof.
- Hand-scrape. Moss comes off tile by tile, without the force that damages the surface.
- Clear the gutters. Everything that comes off the roof is cleared from the gutters and downpipes and taken away.
- Treat. A preventative treatment slows the moss coming back.
- Report. You get photos of the roof, including anything that needs attention.
Gutters and downpipes
Moss that slides off a roof ends up in the gutters, then the downpipes, then the drains. A blocked gutter overflows down the wall and can soak the brickwork and the soffit. Clearing all of it is part of every roof clean we do, not an extra.
When a clean turns up something else
Getting close to a roof is the best inspection it will get. Now and then a customer asks for a moss clean and a gutter clear and we find the felt underneath has failed. When that happens we stop, show you the photos and explain your options. We never add work without asking, and if the roof only needs a clean, that is all you pay for.
