Roof replacement in Milton Keynes

Our quickest Milton Keynes job so far was a slate re-roof in MK5. The customer's review says the whole roof was replaced in the day. Not every roof goes that fast, and we will never rush one to hit a date, but it shows what a well-planned job looks like: scaffold up, materials on site, and enough of the lads on the roof to strip it and build it back before the weather turns.

Milton Keynes roofs are young, and that is the problem

Most of the city went up after it was designated a new town in 1967. That means a huge number of roofs from the 1970s and 1980s, many covered in concrete interlocking tiles over bitumen felt. Forty or fifty years on, the felt is usually the first thing to go. It turns brittle at the eaves, tears behind the gutter and lets water track into the soffit, even while the tiles look fine from the grid road.

• Old covering stripped back to the rafters, with any soft or broken timber replaced
• A BBA-approved breathable membrane, or the TLX Gold insulated membrane where it suits the house
• Treated battens, with counter-battens where the build-up needs them
• Eaves support trays so the membrane cannot sag and hold water at the gutter line
• Dry ridge and dry verge systems, fixed mechanically instead of bedded in mortar
• Your choice of covering: concrete or clay tiles, natural Spanish slate or man-made slate
• Loft insulation topped up to 300mm or more while the roof is open

The paperwork side

A re-roof needs Building Control sign-off, and we arrange the inspection so you are not chasing anyone. Before any of that, you get a written quote with every part itemised: scaffold, materials, skip, labour, even the portable toilet for the team. Customers tell us it is the most detailed quote they were given. That is on purpose. You should know exactly what you are paying for.

Getting to you

Milton Keynes is about 20 miles from our base in Bedford, straight down the A421, so it is usually a drive of around half an hour. That makes it easy to come and look at the roof properly, from the loft as well as the ground, before we tell you whether it needs replacing at all.
