Before you ask
Questions people ask
Is GRP or EPDM better for my extension?
Both are good. GRP suits roofs you might step onto and gives crisp edges; EPDM suits larger areas and roofs with some movement. We'll recommend one for your roof, explain why, and name the system on the written quote.
Can you just patch my flat roof?
If the damage is local and the deck underneath is dry and sound, yes. If water has got into the boards, a patch only hides it, and we'll show you photos so you can see why.
Will you take the old roof away?
Yes. Stripping, the skip and disposal are all itemised on the quote, so there is nothing hidden in the price.
Ready when you are
It takes about 30 seconds to ask, and you are not committing to anything.
More about flat roofs in Milton Keynes
Some parts of Milton Keynes were built with more flat roof than pitched. Early estates such as Netherfield went up in the 1970s with flat-roofed terraces, and across the city you will find flat-roofed garages, porches, dormers and single-storey extensions on houses of every age. A flat roof done right lasts well. Done badly, it ponds, blisters and leaks into the room below.
Signs your flat roof is near the end
- Puddles still sitting there a day or two after rain
- Blisters, splits or cracking in the felt
- Chippings washed into one corner
- A soft or springy feel near the edges, which points to wet decking
- Staining on the ceiling under the roof
The three systems we fit
Felt
Modern torch-on felt is a long way from the single layer used on many 1970s roofs. It is a sound, sensible choice for garages and outbuildings.
GRP fibreglass
Laid as one continuous skin with no joins to open up. It is hard-wearing, takes the odd foot and finishes with neat trims, so it suits extensions and dormers.
EPDM rubber
A single sheet of rubber membrane, flexible enough to cope with movement and swings in temperature. It is ideal for larger roofs where you want as few joins as possible.
Adding a skylight while the roof is off
If the room underneath is dark, a new flat roof is the best time to let light in. We have fitted opening skylights into flat roofs, including one workshop that took four. Building the opening into the new deck is far neater than cutting one in later.
Replacing a 1970s flat roof
Many of the original flat roofs on the early estates were thin felt over boards, with far less insulation than a roof built today. When we replace one, it is the right time to look at what sits under the deck as well, so the room below is warmer and less prone to condensation. We explain the options at the quote and put them in writing.
Fall, decking and edges
Most flat-roof leaks come from the details, not the middle. We check the deck, replace rotten boards, make sure the roof falls properly to the gutter, and finish the edges and upstands so water has nowhere to get in. From Bedford we are about 20 miles from central Milton Keynes, so we can survey from the loft and the ladder before we quote.
