Before you ask
Questions people ask
Should I remove a chimney I no longer use?
Not necessarily. A sound stack can stay and be kept dry. If it is in poor condition, taking it down and tiling over can make sense. In a conservation area such as parts of Stony Stratford, check with the council first; we'll flag it at the quote.
Why does my chimney breast only get damp in heavy rain?
Usually because driven rain is getting past the flashing or the back gutter behind the stack. Normal showers run off; wind pushes water into the weak joint. That is why we check the lead before the brickwork.
Can you repair my chimney without full scaffolding?
Often, yes, using a tower scaffold. It depends on the height of the stack and where it sits on the roof. The quote says which access we need and why.
Ready when you are
It takes about 30 seconds to ask, and you are not committing to anything.
More about chimney repairs in Milton Keynes
When water shows up on the chimney breast, most people assume the stack itself is failing. Often it is not. On a 1980s house in Bedford we traced a chimney leak to tired lead and a short run of felt, and fixed it with new lead and about a metre of felt instead of anything bigger. That is the kind of answer we look for first in Milton Keynes too.
How we find where the water gets in
- From the loft. We look at the timbers and felt around the stack for staining and rot.
- From the roof. We check the lead flashing, the back gutter behind the stack, the pointing and the mortar around the pots.
- Photos for you. You see what we see before we price anything.
- A written quote. One fix, clearly described, with the access it needs.
Chimney work we carry out
- Repointing open or crumbling mortar joints
- Rebuilding stacks that have cracked or started to lean
- New Code 4 lead flashing, with step flashing dressed into the brickwork
- Flue inspections
- Taking down redundant stacks and making the roof good
Old village chimneys and newer stacks
Milton Keynes took in a string of older villages and towns, from Stony Stratford to Great Linford, so some chimneys here are well over a century old and built of soft, weathered brick. Those need careful repointing that suits the old brickwork. Stacks on the newer estate houses are usually simpler, and the lead or flashing is the most common culprit.
After a storm
A chimney that has lost a pot or shed bricks in high wind is a danger to anyone below. For storm damage we run a 24-hour call-out on 01234 634 016. We make the stack safe first, then come back and put it right properly, with photos and a written quote for the repair.
Access without the big bill
A lot of chimney work can be done from a tower scaffold, which keeps the access cost down. Where the stack needs full scaffolding we say so on the quote and explain why. We are about half an hour from Milton Keynes along the A421, so a proper look from the loft and the roof is no trouble.
