Before you ask
Questions people ask
Spray foam is holding up my house sale. Can you help?
Yes. We remove the foam, leave the loft clean and photograph the roof timbers afterwards, so your buyer's surveyor can see exactly what is there.
I have solar panels. Is that a problem?
No. We arrange an electrician to disconnect the panels safely before work starts and reconnect them afterwards.
Will removing the foam damage my roof?
The removal itself is done carefully by hand. What we cannot control is the state the foam has left the felt or timber in, so we photograph it and talk you through it.
Ready when you are
It takes about 30 seconds to ask, and you are not committing to anything.
More about spray foam removal in Bedford
Why spray foam is a problem
Spray foam was sold to a lot of homeowners as a cheap way to insulate the roof or hold tired tiles in place. The trouble comes later. Many surveyors and mortgage lenders now flag it, because it covers the rafters and the underside of the roof so nobody can see their condition. Some foams can also trap moisture against the timber.
For many people, the first they hear of it is when a sale or remortgage stalls. One customer came to us because spray foam was blocking the sale of her house. After we removed it, the surveyor who came back commented on the quality of the job.
Our Bedford spray foam work
We have carried out spray foam removals in Bedford's north, MK41, and in the villages around the town, MK43. That has included closed-cell foam, which sets hard, and finishing off a job another firm had left half done. Elsewhere we have put right foam that was mis-sold to the homeowner in the first place.
How a removal runs
- Survey. We look at how much foam there is, what type it is, and how it has been applied.
- Written quote. Clear and itemised, covering the removal, bagging and disposal, and any work needed afterwards.
- Solar panels. If you have them, we arrange an electrician to disconnect and reconnect them safely around the job.
- Removal. The foam is cut away from the rafters and underside of the roof, bagged and taken off site.
- Photos of the timbers. Once they can be seen, we photograph them, so you have evidence for your surveyor or lender.
- Clean-up. The loft is left spotless.
What we might find underneath
With the foam gone, the felt and timber can be seen for the first time in years. Often they are fine. Sometimes the felt has been damaged or the timber has stayed damp. If so, we show you and explain your options, from a localised repair to a new membrane. Any extra work is quoted separately in writing, and it is your call. Either way, you end up with photos and a written record of the roof's condition, which is exactly what a surveyor or lender wants to see.
