Before you ask
Questions people ask
Can spray foam affect the value of a garden city house?
It can make a sale harder, because many lenders and surveyors are wary of it. Removing it and having photos of the timbers gives a buyer something clear to look at.
Can you put insulation back that lets the roof breathe?
Yes. Ordinary loft insulation laid between and over the joists keeps the warmth in the house and leaves the roof space ventilated, which is what an old roof wants.
Will you need to go on the roof to remove the foam?
Usually not. Removal is done from inside the loft. If the photos show the felt or battens have failed, roof work may follow, but only once you have seen why and agreed it.
Ready when you are
It takes about 30 seconds to ask, and you are not committing to anything.
More about spray foam removal in Letchworth Garden City
Old roofs were built to breathe
The 120-year-old roof we replaced in Letchworth, four gables matched to the original, came from the town's earliest years. Roofs of that age were built to let air move through them, so any damp that got in could dry out again. Spray foam stuck to the underside stops that. It can hold moisture against the rafters and battens, and because it covers them, nobody can see if they're rotting. That's why so many lenders and surveyors are wary of it, and why it's a particular worry in an old garden city house.
What we often find under foam
- Felt that failed years ago, now held up by the foam
- Battens softened by moisture trapped against them
- Foam sprayed straight onto the back of the tiles where there was no felt
- Gaps and patchy coverage, where it was never going to work
None of that is visible until the foam comes off, which is the point of removing it.
Removal without harming an original roof
- Look and quote. We photograph the foam, tell you whether it's open-cell or closed-cell, and give you a clear written quote.
- Solar panels. If you have them, we arrange an electrician to disconnect and reconnect them safely.
- Careful removal. On an old roof the foam may be stuck to original tiles and battens. We cut and scrape it off by hand and take our time where the roof is fragile.
- Waste away. It's bagged in the loft and leaves with us.
- Photos of the timbers, for you and anyone surveying the house.
- A clean loft when we leave.
What comes next
If the foam has been hiding damage, you'll see it in the photos and get a separate written price for putting it right. On an older roof that might mean a new breathable membrane, fresh treated battens, or a deep repair to one slope. We'll be honest about whether a repair is enough. You decide whether any of that goes ahead.
The loft can then be insulated properly, with loft insulation laid between and over the joists and topped up to 300mm or more, keeping the house warm while the roof timbers stay open to the air.
