Before you ask
Questions people ask
Our garage roof only leaks in heavy rain. Is it finished?
Not necessarily. Leaks that only show in heavy rain often come from a blocked outlet, a short upstand or a worn edge trim. We'll check those before talking about a new roof.
Can you replace an old felt roof with rubber or fibreglass?
Yes. We often strip old felt and lay EPDM or GRP in its place. We'll check the boards underneath first, because the new covering needs a sound deck.
Do the boards under a flat roof always need replacing?
No. If they are dry and firm they can stay. If they are soft, bowed or rotten we replace them, and we show you photos so you can see why.
Ready when you are
It takes about 30 seconds to ask, and you are not committing to anything.
More about flat roofs in St Neots
Repair first, if it can be repaired
A leaking flat roof doesn't always need replacing. A lifted edge trim, a split along one joint or a blocked outlet can be put right on its own. We'll look, photograph it and tell you which you've got. If the covering has failed across the whole roof or the boards underneath have gone soft, then a new roof is the honest answer, and we'll explain why.
Questions we ask before choosing a system
- Will anyone walk on it? A roof you need to get onto to clean windows or gutters wants a harder finish.
- What shape is it? Lots of corners, upstands and pipes suit one system; a plain rectangle suits another.
- Is there a roof light, or do you want one? Now is the time to fit it.
- What's the deck like? Sound boards can stay. Soft or bowed ones get replaced.
- Where does the water go? A flat roof still needs a fall so rain runs off, not sits.
The three systems we fit
- GRP fibreglass: one continuous skin with no joins, hard-wearing, good with awkward detail and corners.
- EPDM rubber: a single flexible sheet, quick to lay on simple shapes.
- Felt: the traditional option, sound on a well-prepared deck and easy to repair later.
We'll recommend one and put the reason on the quote, so you're not choosing blind.
The details that stop leaks
Most flat roof leaks don't come through the middle. They come in at the edges, so that's where we spend the time:
- The upstand where the flat roof meets the house wall, with lead flashing over it
- Edge trims that throw water clear into the gutter
- Outlets and gutters that are big enough and clear
- Neat joints round soil pipes, vents and skylights
Daylight as part of the job
We fit opening skylights in flat roofs. On one workshop we put four in as part of a new roof. On a St Neots kitchen extension, even one can change how the room feels.
We also keep the area below sheeted and tidy, clear the old covering straight into the skip and leave the site clean every evening. Flat roofs carry our written company guarantee, the same as our pitched roof work.
