Before you ask
Questions people ask
Can a flat-roofed dormer be re-covered without changing how it looks?
Usually, yes. We keep the edges and trims as close to the original as we can, so from the street it looks the same, just without the leak.
Should a small porch or bay roof be lead?
On an older house it often suits. Lead is neat, lasts well and looks right on period detail. For a larger roof, GRP or EPDM usually make more sense. We'll explain the choice.
How do I know if the boards under my flat roof are rotten?
Signs include a soft or springy feel, sagging that holds puddles, and staining on the ceiling below. We check the deck before quoting so you know what you are paying for.

More about flat roofs in Letchworth Garden City
Flat roofs on a pitched-roof town
Letchworth's early houses are known for their pitched roofs. One of our jobs here was exactly that: a failing 120-year-old roof with four gables, replaced to match the original. Over a century, though, plenty of garden city houses have gained flat roofs too: rear kitchen extensions, garages, flat-topped dormers, porch canopies and bay tops. They're the parts that get forgotten, and they're usually where the leaks start.
Keeping it in keeping
A flat roof at the back of a house rarely shows from the street, but the edges often do. A chunky plastic trim on a garden city porch, or a flashing smeared with sealant against an old chimney, looks wrong. We finish edges, upstands and flashings neatly so the flat roof sits quietly next to the original house.
Three systems, and lead for the small ones
GRP fibreglass
One continuous hard skin. Good for extensions with awkward detail and roofs that need to be walked on.
EPDM rubber
A single flexible sheet with very few joins. A good fit for a plain garage or extension roof.
Felt
The traditional option, sound on a well-prepared deck.
Lead
For small flat areas like porch canopies, bay tops and dormer roofs, lead can be the right material on an older house. We work in Code 4 and Code 5 lead, including welded lead details.
Where flat meets pitched
Most flat roof leaks on older houses come in where the flat roof meets the main house. That joint needs:
- An upstand turned up the wall, high enough to keep water out
- A lead flashing set into the brickwork and dressed over it
- Step flashing where the flat roof runs up against a sloping roof
- Edge trims and gutters that carry water away cleanly
Before we quote
We check the deck, the fall, the outlets and that joint with the house, photograph it all and tell you whether it's a repair or a new roof. If you'd like a skylight, now is the time to say. We've fitted opening skylights into flat roofs, four in one workshop roof, so adding light over a kitchen extension is straightforward. The work comes with our written company guarantee.
