Before you ask
Questions people ask
Can a new flat roof go over the old felt?
Sometimes, if the deck underneath is dry and sound. If it is wet or soft, it has to come off, or the new roof will fail early. We check before we quote.
Which is better, GRP or EPDM?
Neither wins every time. GRP gives a hard, neat finish that suits extensions, while EPDM is a single sheet that handles larger roofs well. We will recommend one for your roof and explain why.
Can you add a skylight to my Bedford extension?
Yes. We fit opening skylights in flat roofs. It is simplest when the roof is being replaced, because the opening is framed into the new deck.
Ready when you are
It takes about 30 seconds to ask, and you are not committing to anything.
More about flat roofs in Bedford
Where Bedford has flat roofs
Walk down almost any street from Brickhill to Wixams and you will see them: single-storey kitchen extensions, garages, porches, dormers and garden workshops. They get less attention than the main roof until a puddle sits on top or a brown ring appears on the kitchen ceiling.
Signs a flat roof is failing
- Water sitting in the same spot for days after rain
- Blisters, splits or cracks in the felt
- Felt lifting at the edges or where it meets the house wall
- A soft or springy feel underfoot, which usually means the deck below is wet
- Damp patches inside, often near the wall rather than in the middle
Three systems, and how we choose
Felt
A layered felt roof is the traditional choice and still does a good job on garages and outbuildings. It suits roofs where you want a sound, familiar system.
GRP fibreglass
Laid as one jointless skin over a new deck and finished with trims. It gives a hard, neat surface, and it is a good fit for extensions you see from upstairs windows.
EPDM rubber
A single sheet of rubber membrane with very few joints. It copes well with movement and suits bigger, simpler roofs.
We will tell you which one we would put on your roof and why. The best choice depends on size, shape, how much you will see it, and what is up there now.
More light from above
A new flat roof is the easiest time to add a skylight. On one workshop roof we fitted four opening skylights, which changed the space underneath completely. If you are thinking about it, tell us at the quote stage so the deck is built around it.
How the job runs
- We check the surface and, where we can, the deck underneath.
- You get a written quote listing the system, deck, trims, any skylights and waste removal.
- The old covering comes off and any rotten boards are replaced.
- The new roof goes on, edges and wall joints are finished properly, and the site is left clean.
- You get photos of the finished roof, including the edges and wall joint, which are the parts you cannot see from the ground.
