Before you ask
Questions people ask
Our chimney only leaks when the wind blows the rain sideways. Why?
That usually points to the side flashings or the pointing on the weather side of the stack. Rain that falls straight down misses the gap; driven rain finds it. We'll check both.
How do I know if the lead round my chimney needs replacing?
From the ground, look for lead that has lifted away from the brick, split or been smeared with sealant. Up close we check whether it's still dressed tight and properly tucked into the joints.
Can chimney work be done without scaffolding the whole house?
Often, yes. On bungalows and lower roofs a tower scaffold may be enough. Taller stacks on two-storey houses usually need a scaffold, and the quote tells you which.
Ready when you are
It takes about 30 seconds to ask, and you are not committing to anything.
More about chimney repairs in St Neots
A leak that needed a metre of felt, not a new roof
One of our Bedford customers had water coming in round the chimney of a 1980s house. She was braced for a big bill. We told her there was no need for loads of unnecessary work: the lead was replaced, along with about a metre of felt, and the leak stopped. That's how we approach chimneys in St Neots too. Find the actual cause, fix that, and stop there.
Is it really the chimney?
What you see inside points to where to look outside:
- Damp on the chimney breast after rain: often worn pointing or a cracked flaunching letting water soak down through the brick.
- A stain on the ceiling beside the stack: usually the lead flashing, or the felt round the stack.
- Damp only in wind-driven rain: often the side flashings, where rain is blown in sideways.
- Damp in dry, cold weather: sometimes condensation in a capped flue, which is a different fix.
We check from the loft and the roof, and photograph what we find.
Chimney work we do
Lead flashing
Code 4 and Code 5 lead, with step flashing cut into the brick courses and a proper apron and back gutter.
Repointing and flaunching
Joints raked out and repointed, and the mortar cap round the pots renewed so it sheds water.
Rebuilds
A leaning or crumbling stack is taken down to sound brick and rebuilt.
Stack removal
If you don't use the chimney, we can take the stack down and tile over the gap, which ends the upkeep.
Stacks round St Neots
The older houses round the town centre, Eynesbury and Eaton Socon tend to have brick stacks that have stood a long time, often shared with next door. Many newer homes have none, or a lighter flue. Whatever you've got, we'll tell you what access it needs. A bungalow chimney can often be reached from a tower scaffold, which keeps the cost of getting up there down.
If the stack is shared, we can quote your half and theirs separately, so both households can see exactly what each is paying for. All chimney work comes with our written company guarantee, and we are fully insured.
