Before you ask
Questions people ask
Can a flat roof be replaced in winter?
Repairs and EPDM can often go ahead in cool, dry weather. GRP needs the right conditions to cure, so we plan it for a suitable spell. If it is leaking now, we make it watertight first and do the full job when the weather allows.
My extension roof joins next door. Can you do just mine?
Usually, yes, finishing neatly at the boundary. We'll look at how the two roofs meet and explain the best way to join the new roof to the old one.
Does a new flat roof need Building Control?
If more than a quarter of a roof is renewed, building regulations can require the insulation to be brought up to current standards. We'll tell you at the quote if that applies and arrange sign-off where it is needed.

More about flat roofs in Northampton
Behind a lot of Northampton terraces there is a flat roof nobody sees until it lets water in: the kitchen extension, the bathroom added in a later decade, the old outbuilding at the end of the yard. Out on the newer estates it is the garage and the porch. We repair and replace flat roofs across the town in felt, GRP fibreglass and EPDM rubber, and we tell you which one suits your roof, not the one that is easiest to sell.
Repair or replace?
A repair makes sense when
- The damage is in one spot, such as a split at an upstand or a lifted edge trim
- The deck underneath is dry and firm
- The rest of the covering still has life in it
Replacement makes sense when
- The roof has been patched several times already
- Water has soaked the boards and they flex underfoot
- Water sits in pools because the roof has lost its fall
Picking a system
- Felt: a sound choice for outbuildings and garages, and quick to lay.
- GRP fibreglass: a hard, continuous finish with crisp trims, good for extensions you look down on from upstairs.
- EPDM rubber: one large sheet with very few joins, flexible enough to cope with heat and cold.
How a replacement runs
- Old covering stripped and taken away
- Rotten decking cut out and replaced
- Fall checked and corrected so water runs to the gutter
- New covering laid, with upstands, edges and outlets detailed properly
- An opening skylight fitted at the same time, if you want more light below
Outbuildings at the end of the yard
Some yards behind older Northampton houses still have a brick outbuilding with a flat or shallow roof. These are often left until they leak badly. We treat them like any other roof: check the deck, fix the fall, and pick a covering that suits how you use the space.
Where extensions meet the house
On a terrace the flat roof often butts up against the house wall or the neighbour's wall. That joint needs lead or a proper upstand and flashing, and it is where cheap jobs fail first. We are about 40 minutes from Northampton along the A428, and the quote you get is written and itemised.
