Before you ask
Questions people ask
Do I need planning permission to re-roof my Bedford house?
Usually not for a like-for-like re-roof on an ordinary house. Listed buildings and some conservation areas are different, so we check what applies to your address before anything is ordered.
Who deals with Building Control?
We do. We arrange the council inspection on a re-roof and make sure it is signed off, which matters when you come to sell the house.
Can you match the slate on a Bedford terrace?
We work with natural Spanish slate and good man-made slate. We will show you what sits best next to your neighbours before you choose, rather than ordering whatever is cheapest.
Ready when you are
It takes about 30 seconds to ask, and you are not committing to anything.
More about roof replacement in Bedford
Does the whole roof need replacing?
A lot of our Bedford re-roofs start as a call about something smaller: moss, a gutter, a damp patch on a bedroom ceiling. Once we are up there, the real story is often the felt under the tiles, which has gone brittle or torn and is no longer keeping anything out. Other times people ring for a new roof and we tell them a repair will do. Either way, you get the honest answer and the photos to back it up.
These are the signs that point to a full replacement rather than another patch:
- Felt that has perished behind the gutter, so rain runs into the eaves
- Battens gone soft, so tiles keep slipping however often they are reset
- Leaks turning up in a different place every winter
- Tiles or slates cracking and flaking across the whole slope, not in one spot
- A roof line that has started to dip between the rafters
The Bedford roofs we replace most
Town centre, Castle Road and Queens Park
Victorian and Edwardian terraces, many of them slate, often with chimney stacks shared with next door. On a terrace the new roof has to sit right beside the neighbours, so we go through natural and man-made slate with you before anything is ordered.
Putnoe, Brickhill and the north of the town
Plenty of post-war houses here still carry their original concrete tiles and the felt that went on with them. That felt is usually what has failed, and it is why a roof that looks fine from the street can still let water in.
How a Bedford re-roof runs
- Look and photograph. We get up, check the covering, felt and timbers, and show you what we found.
- Written quote. Every part is listed: scaffold, materials, skip, and on a bigger job even the portable toilet for the lads. No lumps hidden in a single total.
- Building Control. Replacing more than a quarter of a roof is work the council needs to know about. We arrange the inspection and sign-off, so it is not left to you.
- Strip and rebuild. Old covering off, then a breathable membrane, treated battens and counter-battens, eaves support trays, and a dry ridge and dry verge so there is no mortar up there for frost to work loose.
- Loft and finish. While the roof is open, we can top your loft insulation up to 300mm or more. Then the site is cleared and the scaffold comes down.
The work comes with a written company guarantee, and if you have any problems, we come back and fix the fault.
