Before you ask

Questions people ask

Is it a legal requirement to remove spray foam?

No. But many mortgage lenders will not lend on a house with spray foam until it has been removed and the roof checked, so if you plan to sell or remortgage it usually needs to come out.

Is spray foam a bigger problem on an older house?

It can be. Older roofs were built to let moisture escape, and foam sprayed against the underside can stop that, leaving timber damp. Only removal and inspection can tell you for sure.

How long does spray foam removal take?

It depends on the size of the loft and the type of foam. Closed-cell is slower to remove than open-cell. We'll give you a realistic time at the quote.

Ready when you are

It takes about 30 seconds to ask, and you are not committing to anything.

More about spray foam removal in Cambridge

The question we hear most about spray foam is whether it really has to come out. If you are staying put and the roof is sound, nothing says it must. But if you plan to sell, remortgage or release equity, it is very likely to come up. Many lenders want it removed and the roof inspected before they will lend, and that catches a lot of people out at the worst moment.

Reasons to take it out anyway

  • It hides the condition of the rafters, battens and slates from you and from any surveyor
  • It can hold moisture against roof timbers, especially on older roofs built to breathe
  • It makes later roof repairs slower, because battens and slates are stuck fast
  • It is far easier to deal with on your timetable than on a buyer's
  • A clear loft is easier to insulate properly, and to inspect whenever the roof needs work

Questions to ask any firm before they start

  1. Will the quote be written and itemised, including any other trades?
  2. How will the foam come off, and how will the slates, felt and wiring be protected?
  3. Will I get photos of the roof timbers once it is clear?
  4. Who disconnects the solar panels, if I have them?
  5. What happens to the waste?
  6. Is the work guaranteed in writing?

Our answers

Yes, the quote is written and itemised. The foam comes off by hand, with care. Yes, you get photos. We arrange an electrician to disconnect and reconnect solar panels. The waste is bagged and taken away. And yes, the work carries our written company guarantee. We have also been called in to finish jobs another firm left half done.

After the foam is gone

With the roof space clear we check the timbers and show you what we found. Insulation goes back at ceiling level, topped up to 300mm or more, so the loft stays ventilated and the house stays warm. If repairs are needed, they are quoted separately and only done with your go-ahead.

We cover Cambridge, CB1 to CB5, from our base in Bedford, about 30 miles along the A428. The drive usually takes under an hour, and if you have a completion date, tell us when you ring.
