Before you ask
Questions people ask
My house is listed. Does that change anything?
It can. Work to a listed building may need consent, so speak to the council before booking. Our photos and quote can help you explain what is there and what will be done.
The foam was sprayed straight onto the back of the slates. Can it still come off?
Usually, yes, though it takes more care. Without felt behind it, the foam is holding on to the covering itself. We'll tell you what we expect to find before we start.
Will I need a new survey after the foam is removed?
If you are selling or remortgaging, your buyer or lender may want one. Our photos of the bare timbers give the surveyor a clear starting point.
Ready when you are
It takes about 30 seconds to ask, and you are not committing to anything.
More about spray foam removal in Stamford
Why foam and old houses don't mix
Older Stamford houses were built from limestone and lime mortar, with roofs designed to let air move through them. Moisture gets in and gets out again. Spray foam stuck to the underside of the roof stops that. It can hold moisture against the rafters and battens, and because it covers them, nobody can see if they're starting to rot. That's a big part of why so many lenders and surveyors are wary of it.
What we look at first
- Whether the foam is open-cell, which is soft, or closed-cell, which is hard and bonded on
- Whether it was sprayed onto felt, or straight onto the back of the tiles or slates
- Any staining, damp smell or soft timber we can see round the edges
- Whether there are solar panels, wiring or a water tank in the way
- Whether the house is listed
We photograph all of it, and you get a clear written quote.
Removal, step by step
- If you have solar panels, we arrange an electrician to disconnect them safely and reconnect them afterwards.
- The loft is protected and the foam is cut and scraped off by hand, working carefully round old battens and the underside of the covering.
- Everything is bagged in the loft and taken away with us.
- We photograph the bare timbers, so you, your surveyor or a buyer can see their condition.
- The loft is left clean.
Putting the loft back
An old house still needs insulating once the foam is gone. Loft insulation laid between and over the joists, topped up to 300mm or more, keeps the warmth in and leaves the roof timbers open to the air. If the felt behind the foam has failed, or a batten has gone, we'll show you and price the repair separately. Nothing extra is done without your agreement.
Seen by a surveyor
We've removed foam for a homeowner whose sale was stuck because of it. The surveyor who came afterwards commented on the quality of the job. That's the result we aim for every time.
