Before you ask
Questions people ask
What is a roof MOT?
It is a full check of your roof and loft, like a car MOT for the house. We look at the tiles, ridges, chimneys, lead, gutters and the felt and timbers inside, and show you photos of what we find.
How often should I have my roof checked?
Once a year is a sensible habit, ideally before winter, and after any big storm. Older roofs benefit most, because small faults are cheaper to fix before water gets in.
Can you check a roof on a house I am buying?
Yes, with the owner's permission. A roofer's view of the roof and loft, with photos, can tell you a lot before you commit.
Will you try to sell me a new roof?
No. Our customers mention genuine advice and no pushy sales, and we keep it that way. If your roof is sound, we will tell you.
Can you fix things on the same visit?
Often, yes. A cracked tile or a bit of loose pointing can usually be sorted there and then once you have agreed to it.
Ready when you are
It takes about 30 seconds to ask, and you are not committing to anything.
More about roof inspections
A roof MOT, with photos of everything we find
One of our customers called it a roof MOT, and the name fits. Before winter, after a storm, before you buy or sell, or just because the roof has not been looked at for years, we go over it properly and show you what we find. You get photos of the cracked tiles, the loose pointing and anything else that needs attention, and plain advice on what matters now and what can wait.
Often small faults can be fixed there and then, while we are already up there.
What's included
Tiles and slates
Slipped, cracked and missing tiles or slates, and signs of rusted nails on older slate roofs.
Ridges, verges and valleys
Cracked or missing mortar, loose ridge tiles and worn valleys, which are some of the first places to fail.
Chimneys and lead
Pointing on the stack, lead flashing, aprons and back gutters, and the pots and top of the flue.
Gutters, fascias and soffits
Blocked or sagging gutters, leaking joints and rotten timber at the eaves.
The loft
From inside we look at the felt or membrane, the timbers, signs of damp and condensation, and how much loft insulation you have.
Moss and debris
Whether the moss on your roof is cosmetic or is blocking the gutters and holding water.
Why it pays to check before winter
Most roof problems start small. A cracked tile, a gap in the pointing or a blocked gutter is a quick job on a dry autumn day. Left through a wet winter, the same fault can soak the felt, the battens and the ceiling below. A roof MOT gives you the photos, a clear list of what needs doing and the choice of when to do it.
